The condo-boom throughout Montreal continues to flourish – and the forest of construction cranes in the downtown marketplace continues to expand, bringing much needed construction and revitalizing downtown as a residential community. In particular the neighbourhood around René-Lévesque and de la Montagne near the Bell Centre remains a desirable location. A combination of empty-nesters, local and foreign investors and first-time buyers form the majority of purchasers. The new buildings/communities will have a healthy mix of age groups.

YUL is a joint venture between real estate developers Brivia Group and the Tianco Group, a Canadian company with majority Chinese shareholders. YUL is the largest privately funded real estate development in downtown Montreal. The sod turning ceremony took place last November, presided over by Mr. Kheng Ly, President and CEO of Brivia Group, Mr. Han Qing, President of Gansu Tianqing Real Estate in China, and Mr. Steve Di Fruscia CEO of Tianco Group.

The Brivia Group has several other developments in the Montreal area, including Innova Condos, C3 Cavendish and Le Condoval. YUL has already pre-sold more than 40% of its units; confirming the desirability of the city-centre location.

Located at the corner of Mackay and René-Lévesque, YUL is a development that consists of twin 38 storey towers and 17 townhomes centered by a private courtyard, terrace and garden – an oasis in the heart of downtown Montreal.  To the extent that any real estate purchase is an investment; and location is a major contributor to the investment’s appreciation – the location of YUL is ideal. Montreal’s downtown core of Peel and Ste-Catherine is a ten minute walk away. The cultural hub of The Montreal Museum of Fine Arts is just two blocks north, and Place des Arts is short Metro ride away.

Within the 800 homes available, YUL offers 3 ½, 4 ½, and 5 ½ condo sizes, in addition to penthouses and townhomes. Purchasers have a choice of 40 different models, named after world capitals. Some homes can be custom designed for the purchaser. The towers have a unique offset design, giving the exterior a cubist effect unlike any building currently under construction.

Two floors have been designated for spectacular two-storey penthouses. The 17 three-storey townhomes have four bedrooms, roof top terraces and individual basements.

“Downsizing” can be something of a euphemism for purchasers coming from large homes; and who are accustomed to living in a large space. One of the six large three bedroom models (ranging from 1500 to 1600+ square feet) may be just what you’re looking for. Most three-bedroom homes have balconies, terraces and/or loggias that add to the sense of space.

There is a meeting room, a bar for socializing with fellow owners, and several secluded terraces. YUL’s location on the expansive Boulevard René-Lévesque ensures excellent views of Mount Royal, downtown Montreal and the St. Lawrence River.

People who like to cook will like the well-appointed kitchens; quartz countertops and glass backsplash to match each finish package, stainless steel sinks, and all appliances: refrigerator, range, wall oven, exhaust hood and dishwasher. All units are equipped with a clothes washer and dryer.

There is a 24/7 concierge and the lobby and garage are monitored with cameras. Emergency assistance call buttons are located in the garage.

The sales presentation centre is equipped with large screen televisions that allow purchasers to see the exact location of a home they are considering, plus the views that they will have – depending on the floor location. It’s a very effective way of being able to see what your views will be – taking the guesswork out of the purchase decision.

The YUL presentation centre is located at 1400 boul. René-Lévesque ouest, with ample free parking on site. The sales office is open Monday to Friday from 1 – 7 pm and Saturday and Sunday from 12 noon to 6pm. 514-903-8989 or visit the web site: www.destinationyul.com
