Meeting purchasers and new vendors at Open House visits Philip Clement October 29, 2014 6932 Dear Montrealers, as predicted the fall market is just as strong and stronger in some communities as last year. In Westmount and NDG, we are well ahead of the 2013 market at this time. In Montreal West we are trailing a little due to slower spring and summer markets. We should continue to see growth in these markets until the end of the year and a fresh start in 2015. Average selling price is also up across the board showing an average increase of about 4% since last year. Pointe Claire, Adams Avenue selling for $543,000. The MLS number is 20117639 With the leaves changing color and the outside temperature dropping, we are seeing more and more visits during Open Houses. I have a new listing in Pointe Claire and during my first Open House I attracted over 30 people on a rainy day. This is a great turnout and to my knowledge Montreal West, NDG, and Westmount are also doing very well on this front. In nice residential areas, many people enjoy going for walks, looking at the Halloween decorations, and stopping in to see the open houses, every year I love to entertain neighbors because this allows me to promote my listing to people who may know a buyer they would like to bring into their community, and I also get to meet some nice people for future business as well. Montreal West This month I would like to look into Montreal West in depth as this is where many of my readers express concern. We are 20% behind last year in terms of number of sales and we also have a 10% decrease in the average selling price of homes. We have sold 5 properties in September, decreasing the gap and will sell many more before the year ends. The months of October and November are usually very busy months in Montreal West, and we have plenty of homes to look at for interested buyers so we must stay positive. Confidence is coming back to the market. I think it’s important to note that we sold a property slightly below $1.7M last year, this definitely must be considered when looking at the average selling price versus 2013.
