Real Estate Philip Clement September 3, 2014 6894 Dear Montrealers, as we approach the end of the summer, many of you have been wondering if the Fall Market is the right time to sell, or should you wait until the Spring Market that usually begins in February. My loyal readers know by now that my success in this business has come from Strategy, Marketing, and Perseverance. It is true that the Spring Market is generally the most popular time of the year for Buyers. However the Fall Market also has very good results and seems to be taking a larger piece of the pie year after year. In this particular market I would say that if you are a serious Seller and you would like to have this transaction done to move forward to other things come 2015, then this Fall Market is for you. On the other hand, if you are a curious seller and would like to list your home and see what type of offers you could get, you may be disappointed, we remain in a Buyers Market at the moment and you have many properties to compete against as inventory is almost double what it should be. Let’s take an in depth look at the NDG Market for a short moment, this year has been going very well in NDG as a whole. We see many Buyers coming from the West Island, moving closer to schools and work. As far as number of sales we have sold 106 Homes vs 91 last year at this time, and we also have a 5.9% increase in Average Selling Price. (Keep in mind that last year we where down by 1.9%). I have concluded many sales between August and December in the past and this year will be no different, if you would like to sell your home this year we can get it done.
