Following a market analysis by V.P. Marc Lefort, the agency has taken on two roles with Le Charlebois, a condo development in Pointe-Claire Village. I recently spoke with Mr. Lefort about his views on the project and the agency’s wider investment in the West Island real estate market.

“Greg Koegl who is the developer asked us to have a look at the project and to consider taking on the sales aspect of this development. We have a lot of expertise in the luxury resale and condominium business, and after we studied the plans, the building location and walked around in the surrounding area; we came to the conclusion that Le Charlebois is a winner, and recommended to our owners that we take on the sales for the project.”

In fact, Mr. Lefort doubled down on his recommendation by suggesting that the company purchase one of the ground floor commercial spaces as a strategic location for Engel & Völkers to launch their West Island real estate shop. “The fact that we are purchasers ourselves highlights our belief that Le Charlebois is a solid investment!”

“Location is always an important factor in the real estate business, and this was an important factor in my recommendation. The Alexandre Bourgeau Municipal Park is about a 30 second walk from the building. The park includes a good-sized municipal pool, tennis courts, lots of green space, walking paths and the Pointe-Claire Yacht Club is on the far side of the park. Even if you don’t have a boat, the club has social memberships available.”

“Turn left as you leave the front entrance of Le Charlebois and you’re walking by the charming shops and restaurants of Pointe-Claire Village. I know that we’re still on the island of Montreal – but you feel like you’re in a small town somewhere else!” For potential buyers, Mr. Lefort makes a good point; “There are not a lot of available spaces for other buildings to be erected in Pointe-Claire Village, so buyers are looking at a solid re-sale value in the next 5 – 10 years.”

Designed by Montreal architect Karl Fischer, the three storey building offers spacious two and three bedroom residences with large French doors and windows to create an elegant and timelessly classic design. Top floor residences have 11’ ceilings and the first and second floor are 10’ high. Le Charlebois is equipped with an elevator, has indoor parking and is of concrete construction, ensuring soundproofing between floors. Understanding that many purchasers are coming from large homes, this building offers just fourteen spacious residences from 1,260 to 2,500 square feet, with prices starting at $820,000 and up to $1.8 million plus taxes.

Most suites include fireplaces. There are only three suites on the main floor, six on the second and five penthouse residences on the third floor. The building has a workout room, a wine cellar with individual storage units, an interior self-serve car wash, and storage lockers handily located adjacent to your parking space. There is even a space dedicated to washing and grooming dogs. In the age of online shopping, each suite has a dedicated parcel delivery box as well.

As stated in a previous article, developer Greg Koegl notes; “With porcelain countertops; Wolf, Sub-Zero and Kohler appliances and fixtures, hardwood floors, and individual energy-efficient heating and cooling systems – nothing needs to be upgraded. This is a turnkey luxury project for our buyers.”

Marc Lefort welcomes visits to the sales centre at 286 Chemin Bord-du-Lac (across the street from the development site). “We’re open from noon to 7pm, Monday through Thursday; and noon to 5pm on Saturday and Sunday. We have sold 50% of the inventory and we‘re delighted with our progress. This is a lovely and private building, and for people who are thinking about downsizing to a more carefree lifestyle, they should come and have a look at Le Charlebois. We’re happy to work with their real estate broker if they have already listed their property. Construction will begin this fall and we’ll be delivering the building in the spring of 2021. We’re looking to moving in ourselves!”
